How an estimate becomes a measured drawing, what happens once glass is cut to your dimensions, and what glass does that is not a defect. Effective 1 October 2026.
Glass Studios (NK STUDIOS LLC) designs, fabricates and installs glass railings, balustrades, shower enclosures and partitions in South Florida. These terms cover glassstudiosfl.com, our calls and messages with you, the measurement visit, and any preliminary figure we give you. Using the site or contacting us means you accept them.
A signed proposal comes first. Where a written proposal or agreement for your project says something different, that document governs and these terms fill in the rest.
02
What the site says, and what a preliminary figure means
The text, photographs and system descriptions on this site are here to help you understand the work. They are not an offer and not a price.
A figure given over the telephone, in a message, or from your photographs is an orientation. It is made without a measurement and without seeing the site, and it changes once the real dimensions, the condition of the substrate, the access arrangements and any approvals are known.
Only the price and scope in a written proposal we have sent and you have accepted bind us.
03
Measurement, drawing, and your approval
This is the most important section here. Tempered glass cannot be trimmed, drilled or altered once it has been made. A wrong dimension means a new panel, at cost.
We take the measurements ourselves, on site. Dimensions you send us are used for a preliminary figure and never as the basis for ordering glass.
We measure against a finished substrate. If the wall, the tile, the treads or the floor are not complete, the measurement is provisional and a second visit is needed once they are.
From the measurement we produce a drawing: every panel dimension, the glass type and thickness, the edgework, the holes, and the hardware and its positions. You approve that drawing in writing, and nothing is ordered before you do.
After approval, a change to dimensions, layout, glass or hardware is a new order and is charged as one.
The first measurement visit is included. A second is charged when it is needed because the site was not ready on the agreed date, access was not available, or the brief changed.
04
What has to be ready, and what is yours to do
The substrate must be finished — tile, stone, render, screed, whatever the glass fixes to, in its final state.
The structure must carry the load of the railing. If it needs reinforcing, that is separate work, and yours or your contractor’s to do.
Access must be arranged: somewhere to unload, a route or lift large enough for the panels, clearance with the building or association, and a clear working area. Power and light in the working area.
Tell us about anything hidden where we will drill — wiring, pipework, underfloor heating. We are not responsible for damage to services we were not told about and could not see.
You are responsible for the accuracy of what you tell us, for deciding within the agreed timescales, and for coordinating other trades on site unless we have agreed otherwise in writing.
05
Permits and approvals
Where the work needs a building permit or sign-off from a building management or homeowners association, we will say so before we start. Who files and who pays the fees is set out in the written proposal.
How long an authority or an association takes is outside our control and is not counted in our lead time.
Pool barriers. A glass pool enclosure is a safety barrier, and what it must do is set by code and by the building department. We fabricate and install to the approved drawing and the applicable code, but whether the finished barrier complies is determined by the inspector at final inspection. We do not issue compliance opinions in place of the authority.
06
What glass does that is not a defect
Glass is an industrial material with tolerances set by industry standards. The following is normal product, not a fault.
Roller wave — a faint waviness left by the rollers in the tempering furnace, visible at an angle and in reflection. It is present in all tempered glass.
Slight bow or departure from flat, within the tempering standard.
Small inclusions and points within the glass, within the size and number the standard allows.
Shade variation between production runs. We try to draw one job from one batch, but cannot promise it on a later addition.
Scratches and edge chips within tolerance. The standard sets what is acceptable and where; anything visible from a metre away in ordinary light we put right.
Spontaneous breakage of tempered glass — rare, caused by nickel sulfide inclusions in the melt, and impossible for any manufacturer to rule out entirely.
Hard-water spotting on shower glass is the water, not a defect. Squeegee the panel after use and clean it with a non-abrasive product. A protective coating extends the life of the finish; it does not replace the upkeep.
07
Lead times
The lead time in the written proposal runs from your approval of the drawing and the first payment, not from the day you contacted us.
We are not responsible for delay outside our control: weather and storm warnings, the factory or a supplier, approvals, a site that is not ready, access that is not available, other trades, strikes, accidents and transport.
We tell you about a delay as soon as we know of it, and give you a new date.
08
On time, or $1,000 back
The completion date is written into your signed contract. If we hand the work over later than that date, we pay you $1,000.
Which projects it applies to. Contracts with a value of $10,000 or more, signed on or after 1 October 2026.
What the date is. It is set after the site measurement and after you approve the drawing, and it is written into the contract you sign. Handover is the day the installation is finished and we walk the work with you.
What does not count against it. The date moves, and the payment does not apply, where the delay is caused by a change you ask for after you approved the drawing; a site that is not ready on the agreed date or access that is not available; a decision or a payment from you later than the schedule in the contract; an authority, a building management or a homeowners association; or a hurricane, a storm warning or another event outside our control. We tell you in writing when a date moves and why.
How to claim. Write to info@glassstudiosfl.com within thirty days of handover. We check the dates against the contract and pay within fourteen days — by the method you paid us, or against the balance if any is outstanding.
Limits. One payment of $1,000 per contract, whatever the number of panels or openings. It is not a penalty, and it does not replace any other remedy in these terms or in law.
09
Payment
The payment schedule — the first payment, any stage payments, and the balance — is in the written proposal or invoice. Glass goes into production after the first payment is received.
The balance is due on completion of the installation, at or before handover, unless agreed otherwise in writing. Title in the goods passes to you on payment in full.
If a payment is late we may pause the work and charge interest at the rate on the invoice, to the extent Florida law allows. Reasonable costs of collection, including reasonable attorney’s fees, fall on the party in default.
10
Cancelling or changing an order
Before you approve the drawing you may cancel. We refund what you have paid, less the work already done — the measurement visit and the drawing.
After you approve the drawing, the glass is made to your dimensions and cannot be sold to anyone else. It is a custom-made good and is not returnable. Amounts covering glass and materials already ordered or fabricated are not refunded.
We may decline to proceed if the site is unsafe, if conditions turn out to be materially different from those the price was based on, or if payment does not arrive. We then refund what you have paid, less work done and materials ordered.
11
Warranty
The warranty period on our work is stated in the written proposal for your project.
Glass and hardware carry their manufacturers’ warranties. We pass those to you and help you make a claim, but we do not stand in the manufacturer’s place or beyond its terms.
Not covered: impact, dropped objects, misuse, or an attempt to adjust or repair the work yourself; movement of the building — settlement, deflection, openings going out of square; hurricane, flood, earthquake, fire and other natural events; hard-water scale, clouding and dulling from abrasive cleaners; the glass characteristics described above; and work done on our installation by someone else.
12
What you send us, and photographs of the work
The photographs, drawings, measurements and documents you send are used to answer you, to price the work and to carry it out, and are kept as described in our Privacy Policy. By sending them you confirm you are entitled to and that doing so infringes no one else’s rights.
We photograph what we install and use the images in our portfolio, on social media and in advertising, without showing the address, your name, or anything that identifies who lives there. You can refuse — before the work starts or later. The Privacy Policy sets this out in full.
13
Calls and messages
We call and write to people who gave us their number and agreed to hear from us, about the enquiry, the measurement, the quote and the project. Consent to messages is not a condition of purchase.
Message frequency depends on the project. Message and data rates may apply. Reply STOP to stop messages and HELP for help. Stopping messages does not stop the calls and emails a live project needs.
14
The site and its content
The text, photographs, drawings and design of this site belong to us or are used with permission. You may share links to pages. Copying the content for commercial use, or using our name or mark without written permission, is not permitted.
Using the site, you agree not to interfere with it, not to reach parts of it that are closed, and not to harvest it automatically without our agreement.
15
Third parties and disclaimers
We are not responsible for interruptions, changes of terms or failures at suppliers and services we do not control — glass and hardware manufacturers, carriers, payment services — nor for the content of sites we link to.
The site and its content are provided as they are. We do not warrant that the information is complete, accurate or suited to your particular purpose, or that the site will run uninterrupted and error-free. To the extent the law allows, we disclaim the implied warranties of merchantability and fitness for a particular purpose as they apply to the site and to preliminary figures. Warranties on work and goods are those set out above and in your written proposal.
16
Limitation of liability
We are not liable for indirect, incidental, consequential or punitive damages, for lost profit, lost time or inconvenience arising from the site, from a preliminary figure, or from a delay.
Our total liability on a project does not exceed the amount you have actually paid for that project, unless the law or a signed agreement provides otherwise.
Nothing here limits liability that cannot be limited under Florida law, including for death or personal injury caused by our fault.
17
Governing law and disputes
Florida law governs these terms and our dealings, without regard to conflict-of-law rules.
If something goes wrong, write to us first — most of it is settled by a conversation and a visit to the site. If it cannot be settled, the dispute goes to the state or federal courts of Broward County, Florida, unless a signed agreement says otherwise.
18
Changes, severability, and how to reach us
We may change these terms. A new version takes effect when it is published here and the date at the top changes with it; an order already signed and paid stays under the version in force on the date of the proposal. If any provision is held invalid, the rest stand.
