Stair and railing drawings spread on a desk by a window, a scale rule and pencil beside them

QUESTIONS · PERMITS, CODE & HOA

Permits, code,
and the people who approve.

General information to help you ask better questions. It is not a code review of your project, and the building official and a design professional licensed in Florida make the final determination.

Do I need a permit?

Often, and it depends on the work and the jurisdiction. Structural guards, pool barriers, and anything altering an exterior opening are the usual candidates. The building department makes the determination for your address, and who files should be assigned in writing in the project scope rather than assumed.

Do you handle the permit?

We can prepare and assemble what a submission typically needs and coordinate with the design professional where drawings or calculations are required. Responsibility for filing and for the approval itself is agreed in the scope, in writing, before work starts.

Which code applies to me?

The Florida Building Code as your jurisdiction has adopted it, plus local amendments. Guards and safety glazing sit in the glazing and means-of-egress chapters; residential pool barriers sit in Florida statute. The edition and the amendments differ, which is exactly why we do not carry a dimension from one project to the next.

Codes and compliance
What is HVHZ, and does it affect me?

The High-Velocity Hurricane Zone is a stricter code path that applies in Miami-Dade and Broward. Whether your project falls under it, and what that requires, depends on the property, the exposure, and the type of work. It is one of the first things to confirm, not one of the last.

Does glass railing need an engineer?

Sometimes. Where drawings, calculations, or a signed-and-sealed submission are required, a design professional licensed in Florida is involved. We will tell you when we think your project is heading that way rather than discover it at plan review.

My condo board has rules. What do they need?

Usually the specification, drawings, insurance documentation from whoever is performing the work, and a schedule that fits the building’s rules on access and work hours. Share the building requirements at the start — approvals are the most common reason a glass project slips, and they are the easiest to start early.

The full submission, and why applications come back
Can you tell me if my existing railing is compliant?

Not from a photograph, and not as an opinion you could rely on. We can tell you what looks unusual and what a review would need to examine. A compliance determination for an existing assembly belongs to the building official and a design professional, and anyone who gives you one from a phone picture is selling something.

What does “meets code” actually mean on a quote?

It should mean a specific assembly, on a specific code path, for your address — not a slogan. Ask which code edition, which section, and whether the glass and the support system were considered together. A compliant pane in the wrong assembly is not a compliance strategy.

Still have a question?

If yours is not answered here, ask it. The answer usually depends on your site — the surface, the span, the finishes around it — and we would rather look than guess.
